WE NEED A PROJECT MANAGER WHO IS THE ‘CALM IN THE EYE OF THE STORM’.


The Opportunity


Our client is a respected Builder of Commercial Modular complexes. They are entering a busy period of growth and need an experienced professional to join the team. Reporting to the Vice-President, this talented Project Manager will be the glue that makes the project work. Acting as the communications ‘hub’, the successful applicant will spend busy days interacting regularly with sub-trades, owners, engineers, architects, superintendents and project coordinators. This skilled manager will negotiate with suppliers, oversee scheduling, manage installations, deliver quality work on-time and with limited surprises. Ultimately, the Project Manager will determine the profitability, quality and manage safety in the way that our client requires.


Key Account Responsibilities and Functions

  • Act as main point of contact between company and customer on all project-related matters.
  • Effectively communicate expectations and progress reports to internal and external stakeholders.
  • Set up reporting processes related to project(s).
  • Establish schedules, determine construction methods, monitor budget and deadlines.
  • Ensure all scope changes are approved by the client.
  • Negotiate change orders, account for impact to budget and schedule.
  • Communicate with regulatory authorities, oversee safety and environmental requirements.
  • Identify risks, manage changes to normal process, including oversight of quality control plan.
  • Understand and enforce contractual matters. Mediate and negotiate as required.
  • Effectively manage project close out.
  • Present progress reports and budget updates to clients, project participants and internal stakeholders on a regular or ‘as requested’ basis.
  • Ensure paperwork and approvals are completed, organized and compliant.
  • Deliver project within timelines, on budget and as per quality requirements.

Required Skills and Qualifications

  • Construction related degree and/or an equivalent technical certification with related experience.
  • Minimum of 8 years of experience in construction of commercial or multi-unit residential buildings.
  • Previous experience in Modular Construction is considered a significant asset.
  • Contract law and contract management experience.
  • Proven small/medium project management experience.
  • Proven ability to assess and evaluate trade performance.
  • Experience working with governmental and regulatory authorities.
  • Understanding of building codes, scheduling software, safety regulations and quality control.
  • Strong familiarity with PM software, Microsoft office suite of products.
  • A valid Driver’s license and must be able to successfully pass drug and alcohol testing.
  • The role will be primarily office-based but managers will be expected to visit sites and move around them as required.
  • Excellent time management and the ability to perform under, at times, stressful circumstances.
